THE APPLICATION WILL NOT BE PROCESSED UNTIL ALL APPLICATIONS HAVE BEEN FULLY COMPLETED AND FEES HAVE BEEN PAID. To better assist you in the application process, please be sure to complete an application for each person 18 years of age and over that intends to reside on the property. If we do not receive all applications within 3 business days from receipt of first application, the application will be considered incomplete and the application fee will be refunded. The review and approval process usually takes 2 to 3 business days. To ensure your application is processed in a timely manner, please be sure to provide all information requested on the application with ALL fields completed. If there is a section that does not apply to you, please indicate by typing "N/A". In addition, all items listed below are required: - Original valid driver's license or state issued ID card - Original Social Security Card or supporting document - Proof of income (e.g. 2 recent pay stubs, S.S.I./Disability, retirement, etc.) All completed applications are processed in the order received. The first applicant(s) who is first to pay the application fee, remit all the required documents, qualifies and pays the required move in charges after approval will be selected. We continue to process all applications submitted until a deposit is received by an approved applicant. Once an applicant is approved; the applicant may place a hold deposit on the property for up to 10 days from the date of availability; if available now, 10 days from when deposit has been submitted. The required lease start date will either be within 10 days of when deposit was submitted or within 10 days from date of availability of the property. A full background/credit check, employment and current/previous rental history verification will be made and will be reviewed to qualify the applicant. SELECTION CRITERIA AT A GLANCE Credit Score (FICO) must be no less than 670 for a standard deposit. Scores 620 669 may be considered conditionally with a Guarantor. Scores below 620 will not be approved. Monthly gross income to qualify must be 2.5 times the rent We do not accept past evictions, judgments, or collections from a management company or landlord Renter's Insurance is required. Proof of coverage must be provided upon the signing of your lease. Tenant that has an animal shall obtain a policy that provides coverage for the animal. Guarantors must have a FICO credit score of 725 or higher. Scores below 725 will not qualify. All restrictions, policies, and selection criteria are applied consistently to all applicants.
