Shared living/roommate for rent

~~TLDR~~ May 1 move in (April also available for sublet), $1475/mo rent, 1 year lease, unfurnished room, near kingston-throop C train ~~More info~~ I'm looking for someone to renew my lease with for May 1st, and the lease signing would need to happen 30 days in advance, so by end of March. And the lease would be for 1 year. There's a possibility that the room will be available for sublet in April as well. About the place: - Rent is $1475/mo + about $100/mo on average for wifi + utilities, which varies seasonally because we pay for heating and cooling - Location is a 10 min walk from the kingston-throop C train, 16 min walk from the Kingston 2/3/4 trains - 4th floor walkup - Laundry in unit - Split unit heating and cooling, for room by room temperature control - Available bedroom is shown in the photos (will be unfurnished on move in, though) - 8 min walk to Brower Park, 15 min bike ride to Prospect Park Practical stuff I'm seeking in a roommate relationship: - I'm trans/non-binary and queer, and seeking somebody who would be comfortable with someone with those identities. - I'm sensitive to scents, including cooking smells, and especially meat or fish. So I'd like to find a vegetarian, and someone who doesn't use things like perfume/cologne or incense on a regular basis. And someone who's agreeable to minimizing food smells while cooking by venting the space and covering pans. - Seeking someone who's conscious of cleaning up after themselves, and down to collaborate on/ share labor for maintaining the home. - I like to have a home where nudity is normalized in common areas. I'm not naked all the time by any means - usually walking from the shower back to my room, or walking around without a shirt when it's hot. But I like having a home culture where that's comfortable for everyone. What I desire in a roommate relationship: One ingredient I've learned is important to me in a home is having a friendly, comfortable relationship, and an open line of communication with housemates. And the ability to be myself with them. I'd like to build a roommate relationship that's mutually supportive, where we have regular check-ins, co-create processes and agreements that meet our respective and collective needs, collaborate to resolve friction, and freely share our needs and desires. I'd also love to develop a relationship where we enjoy having conversation and hanging out sometimes - I enjoy having organic social time with roommates and visitors at home, and also having times when I am alone and/ or it's quiet. Practical note: I will be traveling for 2 out of the first 3.5 months of the lease to take advantage of a timely and unique opportunity, and I'll be home for a couple of stretches in the middle of that, and then will be back full time after that.
