Shared living/roommate for rent

The available large master bedroom has a closet, nook and private bathroom. The bathroom is quite small but it is yours only to use. The house was built in the 30s and has all original flooring, fireplace, large furnished balcony w/ fire pit, great views, washer & dryer in unit, storage area in the basement and a shared backyard area with the two tenants that live in the back. Kitchen, living room and back music room are all shared. We're looking for a working professional at least in their mid 20's to mid 30's that's chill and respectful. We're two working professionals ourselves (early 4am risers), that like our space, but hang out from time to time when schedules permit. We love music and cooking dinners together and are very communicative and respectful. No pets, due to lease agreement, ESA is possible. Rent for the room w/ bathroom is $1306.66 and includes trash and water. SDGE (electric & gas) and wi-fi are not included but cost about $150 extra a month. Deposit would be $1200 flat paid to original roommate that has left. So total move-in fee would be $2506.66, we venmo or zelle when any other bills arise. The room and bathroom have been cleaned professionally and move in ready, today! You would be picking on the end of this years lease, the last three months of the lease (April-June) and then joining new lease that begins July 1st. Leasing through Harland Property Management.
