$285,000

115 feet of frontage on the Lamprey River, where stocked trout run right past your backyard. On the market for the first time in over 40 years, this year-round home sits on an expansive 0.30-acre lot, one of the best in the neighborhood, with potential to add a dock for your kayaks or boat. Add the under-house garage, and it's all yours for under $300,000 in Raymond! The home needs some work, making it an ideal opportunity for investors or buyers ready to build instant sweat equity. Step inside through the heated sunroom with its warm pine ceilings, then tour the rest of the home, where rich wood trim and hardwood floors in most rooms add plenty of character. Toward the back, a bright bonus room looks out over beautiful river views, and a first-floor half bath offers easy access for guests. Head up the stairs, framed by wood railings, to a spacious second-floor loft-style bedroom with beautiful hardwood floors, rich trim and an en-suite full bath. Downstairs, a dry, above-ground basement opens up room for storage, a workshop and more. The backyard is perfect for family gatherings and play, and it leads right down to the Lamprey River for fishing, canoeing and swimming. The roof and heating system are mid-age with some life left in them. Raymond gives you small-town charm with big-time convenience. Route 101 is close by, connecting you to Manchester, Portsmouth and the beaches, while local shops, dining and schools are just minutes away.
