An opportunity to renovate and reimagine a rustic coastal cottage in Phippsburg. Situated on a private dead-end road, this cottage offers a wooded setting, a full foundation, and plenty of potential for someone ready to take on a renovation project. Inside, the cottage features wood-paneled walls, a wood stove, a kitchen area, and flexible living spaces ready for improvement. Substantial renovations and finishing work are needed, including completion of the bathroom and plumbing to connect to the well water supply. An approved septic design with a variance is on file with the town, offering a starting point for future improvements. One of the property's most appealing features is a lovely walking trail winding through the woods to the adjoining property at 41 Bailey and Bakers Wharf Road, also offered for sale (see MLS#1685615). Together, these properties offer an opportunity to create a larger coastal retreat, with the potential to renovate this smaller cottage for guest accommodations, rental use, or additional living space, subject to applicable approvals. Enjoy proximity to Sebasco Harbor Resort, Totman Cove, Morse Mountain, Popham Beach, and historic Fort Popham, with downtown Bath a short drive away for shopping, dining, and everyday conveniences. For buyers with vision and a willingness to take on a project, this property offers an opportunity to invest in a coastal Maine location with additional possibilities through the neighboring property. Being sold in its current condition, the cottage requires improvements.
