Welcome to the shores of the tidal Bagaduce River, where two fresh, breezy seasonal cottages share 3.2A± acres with 451' of frontage. Each offers 1 bedroom, 1 bath, a full kitchen, and living space built to capture the water. Hillside Cottage (2020) features vaulted ceilings, an open layout, a sunroom that invites the river right in, and floor-to-ceiling bedroom windows framing the ebbs and flows of the tide. Cove Cottage, rebuilt in 2016 on its original footprint, sits close to shore and has a charming coastal vibe with whitewashed shiplap walls and a screened porch perched above the river. In 2026, it benefited from foundation work, drainage improvements, and interior repairs. The cottages have their own septic tanks and share a common leach field, plus a shared well and a floating dock that conveys. They are in great shape, offered fully furnished, and ready for the next owner to simply turn the key. Wildlife abounds on this horseshoe crab breeding ground, with eagles, osprey, herons, and seals you can paddle beside. The floating dock puts you right at the water's edge, where you can launch a kayak or canoe. Pull up a chair for morning coffee, an afternoon swim, or a quiet hour watching the wildlife move through. Near the legendary Bagaduce Lunch, the reversing falls, and a public boat launch, the property was previously a successful seasonal rental and most recently used as a private residence and guest cottage. Such a sweet offering. Close proximity to Blue Hill, Deer Isle, and Castine. Your cove life awaits at 111 Franks Flat.
