West-facing on Penobscot Bay in North Deer Isle, this 3.4-acre lot has 306 feet of shore frontage and a stone and gravel beach with plenty of room to walk at low tide. It sits close to the Deer Isle-Sedgwick Bridge, an easy drive from Deer Isle and Stonington villages. The approach sets the tone. An established right of way runs along the edge of a broad, well-kept field, with open sky ahead, before turning onto the lot. From the high ground, the view opens west across the Bay to Pickering, Little Eaton, Crow and Bradbury Islands, with islands layered one behind another toward the far shore. Evenings here belong to the sunset. Below, the owners' favorite spot is a ledge they've named Seal Ledge for the seals that haul out there. Much of the early work is done. A woods road, a drilled well and a tent platform are in place. The 75-foot shoreline setback is clearly marked, and most of the building envelope has been cleared. Groundwork has begun for stairs down to the shore, which will need permitting through the Town of Deer Isle to finish. There is no septic design yet, but a previous owner had the soils tested, and the system area is still marked near the southern boundary. Oceanfront building lots on Deer Isle have been selling quickly when they come to market. This one pairs a commanding view with a head start on the work, ready for a buyer to plan the house.
