Build your dream on this designated "Scenic Road" abutting spectacular land trust trails. The lot consists of 24.8+/- acres, with a 9+/- acre building envelop. The building site is to be accessed from a future driveway running at the South border, along the Land Trust access point. The lightly wooded property rises to an 820-foot elevation and is resplendent with mature trees, ferns, moss and dramatic rocky outcroppings. There is also significant undergrowth of glorious CT Mountain Laurel which provides year round color to the landscape and will surprise and wonder with its flowery display in June. Abuts major estates with complete privacy and yet just minutes to the chic shopping areas of Washington and New Preston. 5 minutes to the Mayflower Inn/Spa/Fitness Center. There are perc tests for the conserved land (to be used as general comparison for the area) but none for the building site. Buyer will need to take 'as is' or do their own percs. 15.8+/- acres under conservation easement held by Northwest Connecticut Land Conservancy (see attachment). Park across the street from the For Sale sign and walk up the old wood road, wear boots. Don't miss going for a hike in the neighboring land trust during your visit! This is located on a dirt road which is maintained by the town. Maps and other info in supplements.
