There is a shared but still pretty private balcony just off the bedroom giving it additional light! The building has a secured entry. There is a beautiful courtyard for tenants and guests. There is on-site laundry downstairs that works with an app called Cleartoken for coinless payment options. Parking is on the street although there are a few parking lots with monthly parking passes offered in the neighborhood. Walk/bike to Governors Park or Civic Center Park, make a quick grocery trip to Traders Joe or Safeway or Dine out at Steuben's Uptown or Angelo's Taverna! The application fee is $45 per person with the deposit being $400 pending approval. The deposit is subject to change pending results of the background check. We are PET FRIENDLY! Pet rent is $35/month with a $300 refundable pet deposit. To qualify with us here at RIO you must make twice the amount of rent per month, have good established credit (min 2 open lines of credit in good standings), no collections, no rental debt, no evictions, and have a clean background check. We do not approve applicants by credit score. All applications are put into a specific algorithm that take all qualifications into account. Portable Tenant Screening Reports (PTSR): 1) Applicant has the right to provide Rio Real Estate with a PTSR that is not more than 30 days old, as defined in 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides Rio Real Estate with a PTSR, Rio Real Estate is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for Rio Real Estate to access or use the PTSR.
