A truly rare opportunity to own a seasonal "cottage" and dock space on Squam Lake within walking distance of the amenities of Holderness for under $340,000! The cottage is Unit 4 at Pelham North, a small, lovely, private, family-oriented recreational community on the south shore of Squam just east of the water passage between Squam and Little Squam Lakes. It features an open living space; kitchenette (with fridge, dual electric cooktop, microwave and a sink); a sleeping loft with opening skylights and built-in shelving; and a 3/4 bath with recent updates. Beautiful wood flooring and siding throughout lower level and new carpet in the loft area. The deck on the front of the unit has just been stained and is ideal for grilling and or lounging outdoors. You can store all of your water sport gear in the attached locker on the back of the unit, on a rack behind the unit, or in the garage shared by all members. Pelham North is the perfect summer getaway with a sandy beach and stairs into the water, a swim platform, a fire pit, a playground for kids, a kayak/canoe rack, and picnic tables throughout the common areas. The dock space that is included with the unit has deep water and can accommodate a boat up to 17' long. The quarterly assessment includes taxes, insurance, dock install and removal, and the maintenance of grounds and common infrastructure of the Pelham North property. Utilities are paid individually.
