(310) 295-0555- The Caplin House Frederick Fisher, 1979 Few lease opportunities in Venice offer this combination of architectural significance, character and location. Designed in 1979 as Frederick Fisher's first independent residential project, the Caplin House reflects an important period in Southern California architecture and the experimental spirit that helped shape Venice. The residence is organized around a dramatic central volume that brings natural light deep into the interior and gives the home its distinctive sense of openness. Skylights, exposed structure, bridges, balconies and shifting ceiling heights create a sequence of spaces that feels layered, expressive and highly individual. Each level offers a different perspective through the house, allowing the architecture to unfold gradually rather than all at once. Fisher's interest in maritime forms is visible in the curved roofline and sculptural geometry, while the interiors remain warm and comfortable for everyday living. Connected gathering spaces are balanced by more private areas, creating room to entertain, work, read or retreat. The kitchen sits naturally within the main living environment, while the upper level links the bedrooms through a bridge-like passage overlooking the central volume. Throughout the home, built-in elements, framed views and unexpected transitions reinforce the sense that every space was designed as part of a larger composition. The result is a residence that feels creative without sacrificing function, and architecturally distinctive without feeling formal. Outdoor spaces are equally important to the experience, with private patios, garden areas and a rooftop deck offering multiple places to enjoy the coastal air and Venice light throughout the day. Located just west of Abbot Kinney and north of Venice Boulevard, the property is close to the beach, Main Street, Rose Avenue, Felix, San Damian, Rvr, Gjelina and the neighborhood's restaurants, shops and galleries, while still feeling tucked into a residential setting. More than four decades after it was built, the Caplin House remains highly original and immediately recognizable. For a tenant who values architecture, design and a home with genuine character, 229 San Juan Avenue offers the opportunity to live in one of Venice's distinctive residential works. Offered for lease at $14,000 per month, unfurnished. Also available for sale at $3,450,000.
